Planning to purchase an investment (Buy to Let) home in the UK? Our BTL mortgage calculator can help you estimate the maximum loan you may be able to achieve. The affordability is usually based on the rental income of the property though some lenders may also require that you have personal income above a certain threshold before they will consider a Buy to Let mortgage loan.

Note 1: The Tax Rate Payable for most UK expats and non-UK nationals with just a few BTL properties in the UK will likely be Basic Rate tax payer, paying UK tax on your BTL property. In this instance select Basic Rate (125%) in the BTL calculator Rental Coverage. If you pay UK tax at the Higher Rate (fairly typical for clients with a larger portfolio of UK BTL properties), then select Higher Rate (145%) in the calculator Rental Coverage.

Note 2: If your preference is for a 2 year mortgage product and your lender has quoted, say, 4.65% interest for the product, then you must add 2% to the Stress Test Rate (4.65% + 2% = 6.65%) in the calculator as this is typical of most lenders in order to properly stress test the affordability of the loan. For 5 year mortgage products there is no need to add the extra 2% to the product rate for stress testing.
